A. Speed Limit, Parking, Vehicles, and RV Units
1) No vehicles shall be parked such that they block roads or driveways, or in any way that interferes with another person’s use or enjoyment or other RV site on the Lands. Emergency vehicles must be able to pass through all access roads on the Lands at all times.
2) Lease holders may park their registered vehicles on their site (on their lease), additional vehicles and guests must park in the visitor parking lot.
3) The speed limit is maximum 10 km/h for all motorized vehicles within the RV Campground
4) Motor vehicles must have a valid license, registration, liability insurance, adequate mufflers and must not be leaking fluids of any kind.
5) Off road vehicles are not permitted on the property.
6) No inoperable motorized vehicles shall be kept on site.
7) Campers must be parked 3 feet from utility box and 2 feet from site boarder.
8) No recreational vehicle/motorhome may be placed on the RV Site unless that vehicle is in good working order and is not unsightly, both of which are to be determined by the Lessor in their sole and unfettered discretion.
9) If the Lessor, in their sole and unfettered discretion, determines that a recreational vehicle has become unsightly, then the Lessor may give notice to the Tenant that such recreational vehicle must be removed from the Site within 15 days of the notice.
10) No recreational vehicle more than 15 years of age may be placed on the RV site unless the Lessor agrees in writing to such placement.
B. Maintenance of and Improvements on RV Sites
1) The RV Site must be kept safe, clean, neat and free of liter, and debris at all times.
2) The Lessee must place all refuse in the bins provided and are encouraged to recycle.
3) The Lessee agrees to only place “RESIDENTIAL REFUSE” in the garbage, NO CONSTRUCTION OR HOUSEHOLD ITEMS shall be placed in the garbage bins, if you are found placing these items in the garbage you will be charged $100 for each time you are found doing this.
4) No tarps or wind shelters may be used without approval from The Lessor.
5) Improvements constructed or placed on the RV Site without approval are subject to removal at the sole cost of the Lessee on request of the Lessor.
6) Water is for residential use only. Filling pools or watering of any kind is NOT PERMITTED. If you require water for these purposes, please contact the Lessor and arrangements will be made to get you water from the local water utility at the Lessees cost.
7) Grass clippings, yard waste and ashes shall be placed in the designated area for composting, contact The Lessor for locations
8) Sites are AS IS, Where IS”. Any additional buildings and Landscaping must be approved by The Lessor. Any landscaping improvements to your site (ie. cement block patio stones,
landscape rock, gravel any trees or plants that you plant in the ground) must remain on your site when you leave and must be approved by The Lessor prior to installation.
9) A for sale sign put on your trailer is not permitted
10) Children must be supervised at all times the Lessee is responsible for the conduct of their children and cannot be left un-chaperoned in the campground.
11) Children are not permitted to walk through other lessees’ sites without their permission
12) The Lessor reserves the right of reasonable access to the various campsites for purposes of inspection, maintenance and enforcement of these Rules & Regulations.
13) In the event that any Lessee, member of his/her family, and /or guests is in breach of the rules and Regulations, the said party (parties) will forfeit all rights and privileges of the Lease Contract and shall, upon the direction of the Lessor, vacate Whitewood RV Park with no refund of any kind.
14) Any public intoxication, rude language, fighting and causing any kind of disturbances with other campers or The Lessor will be cause for immediate eviction.
C. Pets
1) Pets must always be kept under control or on a leash and not become a nuisance to other Lessee’s or persons.
2) The back 40 is an off-leash area and may be used at your own risk, the Lessee must always have control of your pet in this area.
3) Pet owners must clean up after their animals at all times.
D. General
1) Cutting down or removal of any live trees, fallen trees or shrubs is not permitted without prior approval of the Lessor.
2) Quiet time is from 11:00 PM to 9:00 AM
3) Non-paying visitors must exit the park by 10:45 PM and are not permitted to stay overnight without the Lessor’ approval and proper payment.
4) Walking through other RV Sites is not permitted. Unless you are given permission by said Lessee, please walk alongside the gravel roads.
5) Fires are restricted to fire pits and are never to be left unattended.
6) The Community Fire Pit available for the Lessee to burn any burnable debris, the Lessee agrees to burn any debris brought to this location, if the lessee is found leaving debris without burning it in a timely manner there will be a cleanup charge of $50.00 per hr.
7) Fire pits are not to be moved without The Lessor approval.
8) Fireworks are not permitted without The Lessor approval.
9) Whitewood RV Park is not responsible or liable for injuries that may occur on Whitewood RV Parks property.
10) The Lessee must keep up the maintenance of their site. If The Lessor feels there is a need to clean up a site or cut the grass, there will be no notice given to the Lessee a charge of $50.00/hr will be charged. Min 1 hour per occurrence.
11) Absolutely no grey water dumping on the ground of a site will be permitted.
12) The back 40 trails are for all campers to enjoy; you must stay on the groomed trails. Do not drive on the hay fields with golf carts, or scooters.
13) The Campground Rules may be amended from time to time by the Lessor without prior notice.
